Santa Maria Area Sales

The Santa Maria Area sales map is up and viewable for March. This map will show all the property sales in that area reported by CORT. This includes Condos, Homes, Vacant Land, Commercial Property, and any other land transfer. The maps for Santa Maria, Santa Barbara, and the Lompoc area are always available on the right hand side of the blog for future reference.

There are 105 properties located on the map, with the highest sales price being 2.4 million on McCoy Lane in Santa Maria. That looks to be a sizable piece of land. The next 2 highest priced sales also appeared to be land. $2,150,000 The Sal Beach area in Guadalupe and $1,579,500 on La Brea in Santa Maria.

The lowest price reported by CORT is 408 S. Smith St. for $5,665. You are going to have to figure out what that may have been on your own.

I asked good ole Excel to figure out the median price for all the properties that sold and the number is $335,000.

Home, Condo, & Commercial Sales For February

I can't speak for everyone, but I am a visual person and so when I get property sales information I enjoy seeing it on a map.

I have been lucky enough to find a service called zeemaps that allows you to display information easily and quickly. One of the features I really like is you can zoom in and out of specific areas to view what has sold.

I have just recently completed the maps for the Santa Barbara, Santa Maria, Lompoc, and Santa Ynez Valley areas.

The Santa Barbara area includes all the home and condo sales as well as any commercial properties that have sold in February. You can zoom in to any of the areas like Carpinteria, Goleta, or Montecito to see what is selling and for how much or just view the entire South County of Santa Barbara.

The North County area is split in to 2 maps. One covers the Santa Maria area and the other Lompoc and the Santa Ynez Valley. These maps also includes all the homes and condos as well as commercial properties that sold in February.

I am looking to make some enhancements to the information that I'm making available on these maps, such as property type and bedrooms and baths. I think these enhancements will really make these maps a comprehensive place to get sales information for our area.

The really important thing to know is that I believe this already is the most comprehensive place to find out about property sales in the Santa Barbara County area since it is generated using CORT's information.

This means that you aren't just getting the property sales that are reported to the Association of Realtors. You also are not subject to someone trying to hide a sales price on the back of a grant deed, because the good people at CORT do additional research to find the actual sales price. The sales price is a public record and so you can attempt to hide it, but with enough knowledge of the recorders office you can find it.

September Appreciation Rates

I have just completed the appreciation rates for the South Santa Barbara County. This is a comparison of the median prices for homes and condos in the south county compared to the median price last year. Overall the south county saw a 6% increase in median prices in September of 2007 from September 2006. Santa Barbara was down 3% to $905,000 and Goleta was up 4% to $861,000. Montecito was up a whopping 31%. In Sept. 2006 the median price in Montecito was 2,247,500 and in Sept. 2007 it climbed to 2,950,000. Carpinteria did not see any change. It's median price stayed at $650,000. Hope Ranch only had 4 sales in Sept. 07 and saw a 169% increase in it's median price. Summerland saw a huge increase as well, but there was only 1 sale in Sept 07. It's increase was 142%. The entire South County had 110 sales in 2007 and 129 in 2006. It would appear that Santa Barbara is still a very desirable place to invest your real estate dollar. See You In Escrow!
