Lompoc And Santa Ynez Valley Sales

As the Real Estate Market begins to get its feet back under it, I have been noticing some pockets of activity. One of those pockets this month was the Santa Ynez Valley.

There were 17 transactions that closed in July. The areas covered by the Santa Ynez Valley include Solvang & Buellton, Los Olivos, & Santa Ynez. These are all very wonderful neighborhoods with their own identities.

If you dig in to the details in this area, there were a number of properties that sold over 1 million with 1 property that closed over 5 million.

Other than that, Lompoc had a busy month as well with 58 transactions. For an area that had been hard hit by the foreclosure market and had dipped way below that number this is another good month.

Lompoc's prices are pretty appealing based on what they had been just a few short years ago. Many of the homes are selling in the $250,000 range. That is very affordable for that area.

Lompoc And Santa Ynez Valley Sales


March was a month you would expect to see the home sales activity pick up in Santa Barbara County. Just a brief observation of the numbers tells me that the low end of the market appears to be getting the price point figured out.

Lompoc would be one of those communities. There were significantly more sales in Lompoc in March than there had been in about a year. Maybe that is because of all the beautiful flowers in the area this time of year.

Something a bit uncharacteristic is that Lompoc had the highest sale for the Lompoc Santa Ynez Valley area. According to the CORT figures it was a property at 2210 Point Sal Loop which sold for $4,543,500. You might get an argument that this property is closer to Santa Maria than Lompoc.

Everything else over 1 million on the latest map was in the Santa Ynez, Buellton, Solvang, Los Olivos areas. Some of the properties didn't have specific addresses. I can only assume they were vacant parcels.

Santa Barbara Real Estate Property Maps

The maps for December are now available. I am going to keep 3 to 6 months worth archived under Property Sales Maps to the right. I'm not sure how many months I should keep but I may also create another page where they will all be listed. There are currently 3 maps per month. One map showing the Real Estate Sales in Santa Barbara (which is displayed at the bottom of the page as well) and the South County which includes Carpinteria, Goleta, Montecito, & Summerland. Another map showing the sales in Santa Maria and the last map showing sales in Lompoc and The Santa Ynez Valley. This last map includes Buellton and Solvang as well as Santa Ynez and Lompoc. I want to point out that ZeeMaps is a free service and you can create your own maps. They even have a function where you can create a property map and it allows you to show all kinds of property information including a photo of the property within the map. The site is pretty user friendly and all you need to do is poke around on it for a short time to figure out what to do. If you need a little help in figuring it out don't hesitate to call get hold of me. Right now the service is completely free, but I'm not sure what their business model is yet, and so I wouldn't doubt it if they start to charge for the maps in some way.
